Lee Kuen Yip graduated from UK with Bachelor of Laws (Honours) in 1981 and was called to the English Bar as a Barrister in 1982. He was subsequently called to the Singapore Bar in September 1983. He has been in legal practice for 27 years and has very extensive experience in many areas of legal work. He has been involved in various aspects of Corporate and Commercial Work, Compliance and Corporate Secretarial, Family Law Practice, Civil Litigation and Real Estate and Conveyancing Practice. In the course of his work, he has acted for various public listed companies, multinationals and private companies in corporate agreements, joint ventures, share sale and acquisitions, project financing and loan syndication, corporate compliance and regulatory matters. He has also been very involved in all aspects of real estate work, acting for Developers, private companies and individuals in the sale and purchase of properties, leases, tenders, joint ventures involving real estate and enbloc transactions. He brings with him years of experience in acting for several banks, both foreign and local, acting for Developers, buyers and sellers of large properties, including land and buildings. He has also acted for CPF Board under the Residential Properties Scheme (RPS).
His Major Projects include the following: Real Estate Related: Acted for Capitaland in the developers’ project of Aspen Heights, a 606 units condominium situated at River Valley Road. Acted for Ho Bee Development Pte Ltd in the developers’ project of Riverina, a 215 units of landed housing at Pasir Ris. Acted for Ho Bee in the developers’ project of La Maison, a 24 units apartment block at Moulmein Road. Enbloc sale of Kim Seng Plaza to Lippo Group for $132 million, including organizing the Collective Sale Agreement, application to Strata Titles Board, attendance at Strata Titles Board and conveyance of 127 units of shops/apartments to Lippo Group. Involved in the sale of Union Industrial Building to a public listed company for $83 million. Acted for seller of land to Li Ka Shing Group to develop into 800 Thomson Condominium, the sale included a return back of 16 units of condominium and office unit to seller. Acted for seller of St Patrick Road land to a public listed company for $64.5 million and is now being developed as Grand Duchess Condominium. Acted in the purchase of entire 5th and 6th Floor of Sim Lim Square for Hong Kong clients for $45 million. Acted in the purchase of 33 units of entire project named Olivio at Surrey Road for $33 million for China clients. Acted in the sale of Woodleigh Close land for $25 million to a Singapore developer. Acted in the sale of Shan Mansion for $16.5 million to a public listed company. Acted in the purchase of Gilstead Road land for $12 million for Japanese clients (now known as Morimasa Gardens). Acted for developer of Devonshire Court at Killiney Road. Acted for developer of Dragonville Mansion at River Valley Road. Acted for developer of unlicensed project of four units landed property at Jalan Sentosa. Acted for developer of unlicensed project of three bungalows at Yarwood Avenue. Acted in the purchase of East Coast Recreation Centre. Acted in the purchase of East Coast Parkway Driving Range. Acted for Ho Bee to purchase land at Second Avenue to develop into shops and residential units. Acted in the purchase of the heritage building Thong Chai Medical Hall at Merchant Road.
Corporate Related
- Acted in the corporate actions for a public listed company in their loans for A$130 million and through their other company vehicles in their loans for A$60 million.
- Acted for a public listed company in their share buyback scheme and employee share award scheme and advising generally on corporate actions taken by the company from time to time.
- Acted for more than 100 companies in their compliance and regulatory matters and monitoring corporate secretarial matters for them.
- Acted for various corporate clients in drafting commercial contracts, joint venture contracts, share sale agreements and advising generally on all corporate matters.
Litigation Related - Acted for plaintiff to claim for $9 million for money had and received.
- Full trial and judgment obtained against defendants.
- Acted for plaintiff against defendants for professional negligence resulting in loss of $7 million by the plaintiff.
- Acted for plaintiff to claim against a foreign bank to release US$18 million. A case involving fight between beneficiaries of an estate over the bank deposit and involving conflict of law issues.
- Acted for plaintiff against the defendant for breach of contract in failing to complete purchase of property due to alleged unsatisfactory reply to legal requisitions.
- Acted in several matrimonial matters, in particular, divorces, separation agreements, maintenance summons, personal protection orders and application for custody of children and division of matrimonial assets.
- Acted in several adoption, probate and trusts matters and drawing up of Wills.
Appointments He is on the Corporate Practice Committee of the Law Society of Singapore. He is also on the Conveyancing Practice Committee of the Law Society. He is also Member of the Inquiry Committee of the Law Society of Singapore. He has been the Legal Adviser to Association of Singapore Realtors and also the Institute of Estate Agents. He has also been involved in as member of Real Estate Developers Association (REDAS) and sat on several of its committees, namely FIABCI (International Real Estate Federation) and AAPH (Asean Association of Planning and Housing). He has also been a Citizen Consultative Committee Member of Tampines East GRC and a Committee Member of Singapore Cancer Society, Sports Council for the Disabled, Parkinson Disease Society and a Director of Rotary Club of Singapore West.
